Shingle Roof Replacement Basics

Asphalt covers bungalows in the older neighborhoods, many mid-century ranches across the townships and newer subdivisions at the metro's edges. On a typical job the worn layers are stripped, rotted decking is swapped out, and new underlayment and flashing go down before the first course is nailed at the eaves.

You'll usually choose from three grades. 3-tab shingles are thin, flat and the cheapest. Architectural shingles are thicker and laminated, with a shadowed look. Premium lines are heavier still and include many impact-rated Class 4 products.

Where Shingle Roof Replacement Fits

  • Curling, cracking or bald shingles. Granules in the gutters and lifting corners mean the asphalt has dried out.
  • Hail on your mind. Impact-rated Class 4 shingles are built to stand up to hail strikes better. See the insurance question below.
  • Dark streaks under big trees. Black or green streaks on shady slopes are often algae. If mature trees hang over the roof, ask about shingles with algae-resistant granules.
  • Winter leaks at the eaves. Freeze-thaw cycles can push meltwater from an ice dam back under the lowest courses. Ask how far up the roof the ice-and-water shield will reach.
  • HOA color rules. Many subdivisions limit shingle colors and styles. Get the allowed list from the board before you pick a sample.

Shingle Roof Replacement Price Ranges

Below are 2026 Indiana averages per square foot, with tear-off, underlayment and ice-and-water shield built in. Nobody has published an Indianapolis-only figure. Steep or cut-up roofs and decking repair tend to land in the upper half.

The top three rows are asphalt. On a roof with 2,000 square feet of surface, stepping up from 3-tab to premium shingles adds about $4,200 at these averages.

What to Expect

  1. Ask for an estimate. A single request goes to one independent local roofer. This site connects you and never touches the roof itself.
  2. The roofer looks it over. Expect a walk on the roof if it's safe and a check of the attic for stains or soft decking.
  3. You read a written contract. Indiana requires one for home improvement work over $150. Look for the shingle line, underlayment, ice-and-water shield, vents and a per-sheet decking price.
  4. Tear-off and install happen. Ask where the dumpster will sit and whether the yard gets a magnet sweep for nails.
  5. You register the warranty. Get the labor and shingle warranties in writing, and register the shingle maker's.

For a one- or two-family Marion County house, a new roof put on by a contractor listed with the City, or by an owner who lives there, is exempt from a building permit under the City-County code. The exemption ends if the work reshapes the roof, adds a heavier covering, replaces rafters or a broad area of decking, or uses heat-applied material. When in doubt, ask your roofer, then the City's Department of Business and Neighborhood Services.

Living in a historic district near downtown? Redoing more than 25% of a roof surface there needs at least a staff sign-off from the Indianapolis Historic Preservation Commission, matching shingles or not.

What You Get Up Front

  • A quiet phone. Only one roofing company receives your request.
  • Questions worth asking. Ask for the roofer's local license or listing (DBNS handles this in Indianapolis), proof of liability insurance and workers' comp, a fixed Indiana address and a few references.
  • How this site is paid. Roofing companies pay us for advertising. Homeowners never pay a cent and never receive anything.

What People Want to Know

Are architectural shingles worth the extra money over 3-tab?

At Indiana's 2026 averages, the step from 3-tab to architectural is about 55 cents a square foot (RoofObservations, 2026). Architectural shingles are thicker and often carry longer manufacturer warranties, and some HOAs expect them. Ask the roofer to price both on the same estimate.

Will Class 4 shingles lower my homeowners insurance?

They might. Some insurers give a credit for impact-rated Class 4 shingles, but each company decides its own terms, and some offer nothing. Ask your agent what proof they need after the job, and keep the product paperwork. No discount is promised.

What is ice-and-water shield, and do I need it?

It's a sticky waterproof membrane laid on the decking at the eaves, in valleys and around chimneys. When an ice dam backs meltwater up the roof, it helps keep that water out of the house. Ask the roofer where it will go and put that in the contract.

A roofer offered to cover my deductible. Is that allowed?

No. Deductible deals are against Indiana law: a contractor may not pay, waive or rebate any part of it, or offer gifts or discounts to win the job. You pay your own deductible. If someone makes that offer, the Indiana Attorney General's Consumer Protection Division takes complaints.
